Salal

Salal is the Home Trust’s first neighborhood of permanently affordable homes and consists of 15 single family homes on 2.4 acres on Carter Ave. in Friday Harbor. To keep the houses affordable, the Home Trust initially worked with a modular building company.  The first 10 houses were factory built to the standard building code, brought to the site in sections and placed on their foundations with a crane.  The last phase of Salal, the final 5 homes, were custom built at the same cost per house, duplicating the first phase homes.

The  two and three bedroom houses are 1100 -1300 sq. feet, are designed to resemble traditional island farmhouses and were built to be energy efficient.  Construction began in 2003 and was completed in 2006.


Sun Rise I

Sun Rise I is the Home Trust’s second neighborhood of permanently affordable homes, located at the end of Grover St. near the Friday Harbor Elementary School. The Sun Rise I community has 14 homes consisting of attached duplex and triplexes on 1 & 2/3 acres of land arranged around a single courtyard.  Designed to be  environmentally friendly, these homes have solar hot water heating systems, rainwater catchment for laundry, bamboo flooring, and air-to-air heat exchangers; all aimed to reduce utility bills, conserve potable water, protect the marine ecosystem, and reduce global warming.

The homes in Sun Rise I are legally structured as condominiums.  Two of the homes may be sold to “moderate income” households (up to 115% Area Median Income), while 12 are reserved for households at or below 80% AMI.

Sun Rise II

Sun Rise II, a “pocket neighborhood” begun in 2015, consists of 12 single family homes, each unique, clustered along an attractive landscaped walkway. With this “pocket neighborhood,” the Home Trust took an entirely new approach, rejuvenating and recycling wonderful well-built homes from the first half of the previous century – houses dating from the early 1900s to 1943. The first three homes arrived in August 2015; the last two arrived in November 2018. All 12 homes have been sold, with each selling immediately after completion. The final house was move-in ready early in 2020.

HolliWalk

The fourth Home Trust neighborhood, HolliWalk, has of eight high-quality, energy efficient homes at the intersection of Price Street and Holli Place in Friday Harbor. Each of the 4 duplexes consist of 2, 2 bedroom, 2 bathroom, 1,000 square-foot homes, with 2 parking spaces per residence.

Construction began in May of 2022, and residents were welcomed in October, 2023.

Sustainable components and technology are at the forefront of the HolliWalk neighborhood. Each home is equipped with triple-glazed windows, high R-value insulation, photovoltaic readiness, and high quality-low maintenance materials. With a Washington State Housing Finance Commission construction loan, we are required to exceed Washington State Energy code by 15%, we are anticipating we will exceed by nearly 18%. In addition the Home Trust anticipates receiving grants to fully fund solar panel installation in the coming year. With this grant, the Home Trust expects to substantially decrease energy bills for our low- and moderate-income homeowners, enabling these homes to become even more affordable.
